Live Local Act Filings in Hollywood and Nearby Towns

We help rental property owners in Hollywood and across south Broward and north Miami-Dade claim the Live Local Act tax exemption. We work at our office or by phone and video, so the county your building sits in matters more than the miles between us.

Where our clients own property

Most of our clients own apartment buildings in Hollywood, Dania Beach, Hallandale Beach, Pembroke Park and West Park. We also work with owners up the road in Fort Lauderdale and in Broadview Park. These are Broward County properties, so the county exemption filing goes to the Broward County Property Appraiser, and we prepare it with that office in mind.

South of the county line we serve owners in Aventura, Ives Estates, Ojus and Miami Gardens. Same state law, different appraiser's office, different income limits. We keep the two counties' files apart from the first call, so a Miami-Dade building never gets checked against Broward numbers. That one habit heads off a lot of rejected filings.

What changes from one town to the next

  1. 01

    County lines

Hollywood is in Broward County. A few miles south, Aventura and Miami Gardens are in Miami-Dade. Each county's property appraiser reviews its own DR-504AFH filings and asks for supporting documents its own way. We confirm which office your parcel belongs to before any paperwork starts.

  2. 02

    Income limits

Resident income limits are tied to area median income, and Broward and Miami-Dade are measured separately. A tenant who qualifies in one county may not qualify at the same rent in the other. During resident income verification we check every unit against the correct county's current limits.

  3. 03

    Deadlines early in the year

The exemption runs on the tax calendar. Where Florida Housing Finance Corporation certification applies, it has to come before the county filing, and the county application is due early in the year. Owners who start in the fall have time to fix gaps. Owners who start in February often don't.

  4. 04

    Resident files handled with care

Income verification means pay stubs, tax returns and Social Security numbers. We ask only for what the filing needs and keep it in secure files. Your residents trusted you with that paperwork, and we treat it the same way.

  5. 05

    Office, phone or video

We meet clients at our office, or by phone and video. A building in Fort Lauderdale gets the same attention as one a few blocks away. You don't need to drive anywhere to get started.

Find out if your building qualifies

Tell us the town, the unit count and the rents you charge. We'll walk through the rules and give you a free eligibility check on the call. If it looks worth pursuing, a free savings estimate comes next.
