Our Live Local Act Practice in Hollywood

Rental property owners and managers come to us to win the Live Local Act property tax exemption and hold on to it. You can meet us at our office or by phone and video. Every figure is checked before it leaves, since a single wrong number can cost a full year of the exemption.

Our Firm and Our Focus

We are a small Florida firm with a single focus: the paperwork behind the Live Local Act exemption. That means the certification request to Florida Housing Finance Corporation, the DR-504AFH application to the county property appraiser, and the steps that repeat every year after.

To date we have prepared filings for about 100 Florida properties, and that work showed us where claims fail. A unit count that disagrees with the rent roll. An income number taken from the wrong year. A form that lands at the county a few days after the deadline. Any one of these can defeat a claim that should have been approved.

We aim to find those problems before an agency does. We would sooner tell you at the start that a building does not qualify than put a weak claim in front of the county and have you learn about it from your tax bill.

How We Keep Your Filing Safe

  1. 01

    Two checks on every number

One person builds the filing. A second pass compares it against your rent roll, leases and income records. Nothing goes to the state or the county until both line up.

  2. 02

    Resident data stays protected

Resident income verification means handling pay stubs, tax forms and benefit letters. We ask only for what the rules require, share it only with the agency that needs it, and keep it out of loose email chains.

  3. 03

    A plain answer on eligibility

Before any work starts, we look at your unit count, rents and income limits and tell you whether the exemption fits. If it does not, we say so and explain why.

  4. 04

    Deadlines on a written calendar

Every property we handle gets its certification and county dates written down at the start. You see the same calendar we do, so nothing slips by surprise.
