ServicesResident Income Verification

Resident Income Verification in Hollywood, FL

We check and document the income of residents in your Live Local Act units, so every set-aside unit has a clean file behind it. We handle pay stubs and tax records with care, catch problems early and tell you plainly where each unit stands before anything gets filed.

What income verification does for your exemption

The Live Local Act exemption is tied to specific units. Each one has to be rented to a resident whose income falls under the area median income limit for its tier. The property appraiser and the Florida Housing Finance Corporation can ask how you know. A signed lease is not proof. You need income records that match the rules and the dates.

That is the work we do. We collect income documents from residents, figure annual income the way the program expects, compare it to the current limits for the number of occupants, and build a file for each unit. If a number does not add up, you hear it from us first, not from a reviewer.

Safety runs through all of it. These files hold Social Security numbers, bank statements and pay records. We ask only for what the check needs, store it in access-controlled folders and limit who can open it. A careless file can cost a resident their privacy and cost you the exemption.

What we handle on every unit

A clear document list
Your leasing office gets a plain list of what each resident should provide: recent pay stubs, benefit letters, tax returns or a self-employment statement. Nobody has to guess what counts.
Annual income math
We annualize wages, overtime, tips and benefits the way the program expects. Irregular income gets a second look, because that is where most mistakes start.
Matching to the right limits
Income limits change every year and depend on how many people live in the unit. We match each resident to the correct tier and the correct year's figures.
One file per unit
Each set-aside unit gets its own organized file with documents, the calculation sheet, the signed resident certification and dates. If someone asks, you can hand it over the same day.
Private records, handled safely
Only the people doing the check see resident documents. We black out details the file does not need and keep everything in one secured place, not scattered across desks and inboxes.
Written problem list
Over-income residents, missing pages, rents above the tier limit. We put each issue in writing with the options you have, so you can decide before filing.

Signs your income files need a closer look

  • Your first filing is coming up

If you have never put a Live Local exemption in front of the county, the income files are the part most likely to have gaps. Better to find them now.

  • Staff use different forms

When each leasing agent collects income their own way, the files will not match. Reviewers notice that.

  • Income changed mid-lease

A new job, a raise or a new roommate can move a resident into a different tier. That needs to be on paper.

  • Rents were set without checking limits

Rent caps are tied to the same income tiers. If nobody compared the two, some units may not qualify as set up.

  • Sensitive papers are everywhere

Copies of IDs and tax returns in shared drives or open folders are a privacy risk for residents and a liability for you.

How the work goes

  1. 1

    Eligibility review by phone

We talk through your unit count, which units you plan to set aside and what records you already have. You get a straight answer on where you stand and what verification will take.

  2. 2

    Set up collection

We give your office the document list and resident certification forms, and agree on a safe way to pass records to us. We work from our office or by phone and video, so nobody has to change their routine.

  3. 3

    Verify and calculate

We review each document, annualize income, check it against the current limits and note anything missing. Residents with unclear income get a follow-up request, not a guess.

  4. 4

Deliver files and the issue list

You receive a finished file for every unit plus a written list of problems and fixes. Those files feed straight into FHFC Certification Filing and County DR-504AFH Filing, and they set you up for Annual Recertification next year.

What moves the cost

Pricing depends on what your property actually needs. We look at your unit count and the state of your records first, then give you a clear quote by phone. Any number here would be a guess without that.

Number of set-aside units
More units means more files to build and more residents to follow up with.
Condition of your records
Properties with organized, recent income records take less time than ones starting from scratch or sorting through old paperwork.
Income complexity
Salaried residents are quick. Self-employment, cash tips, multiple jobs or several earners in one unit take more work to document properly.
Time before the deadline
Starting early leaves room for residents to send missing pages. A tight window means more chasing in less time.

Questions about resident income verification

Something not covered here? (954) 466-7843

Do I need to verify every resident or only the set-aside units?

The exemption depends on the units you designate, so those are the ones that need full income files. Some owners verify more units to have room if a resident moves out or goes over the limit. We can talk through which approach fits your property.

How do you protect resident information?

We ask only for documents the check requires and black out details the file does not need. Records stay in one access-controlled place, and only the people doing the work can open them. We also show your staff a safe way to pass documents to us.

What happens if a resident is over the income limit?

That unit may not count toward the exemption at its current tier. Depending on the numbers, it might fit a higher tier, or you may choose to designate a different unit. We lay out the options in writing so you can decide.

How often does income have to be checked?

Income is verified when a resident moves into a designated unit and again each year to keep the exemption. Our Annual Recertification service handles the yearly round, and Ongoing Compliance Support covers move-ins between filings.

Have you done this kind of work before?

Yes. We have prepared filings for about 100 Florida properties, and resident income files sit behind every one of them. We know where these files usually come up short.
